10 Cabot & 300 Granite Acquired

Atlantic Creek Real Estate Partners, LLC (“Atlantic Creek”) is pleased to announce the joint venture acquisition of 10 Cabot Road (“10 Cabot”) and 300 Granite Street (“300 Granite”, and together with 10 Cabot, the “Properties”) in the Boston MSA. The Properties closed on February 15, 2018. 10 Cabot is an approximately 107,000 sf, 79% leased, Class B+ office building located in Medford, Middlesex County, MA and is currently leased to nine tenants from diverse industries. 300 Granite is an approximately 89,500 sf, 89% leased, class B+ office building located in Braintree, Norfolk County, MA and is currently leased to nine tenants. The investment plan for both properties is to lease-up the remaining vacant space and further capture market rental rates, benefiting from the properties’ close proximity to Downtown Boston.

10 Cabot and 300 Granite are located approximately 3.5 miles north and 10 miles south, respectively, of Downtown Boston. 10 Cabot is in walking distance to the Massachusetts Bay Transit Authority’s (“MBTA”) Orange line. 300 Granite is adjacent to Simon Properties’ South Shore Plaza, the largest mall in New England, and is in close proximity to I-93.
