Pepe Fanjul, Jr.

Co-Founder and Managing Partner

Mr. Fanjul is a Managing Partner and through Florida Crystals is a Co-Founding Partner of ACREP. He presently serves as senior advisor to ACREP which gives him oversight over the ACREP operations, acquisitions and sales. Mr. Fanjul is Executive Vice President of Florida Crystals where he is a member of the Executive Committee and he manages all real estate investments. Mr. Fanjul also serves on the Board of Florida Crystals, American Sugar Refining Corporation, Tellus Products, LLC and the Central Romana Corporation. He is the Chairman of the Executive Committee of Central Romana Corporation.

Mr. Fanjul holds both a B.A. and an M.B.A. from the University of Miami.

Daniel L. Sachs

Co-Founder and Managing Partner

Mr. Sachs has 20 years of institutional real estate experience and throughout his career has contributed to the origination and successful execution of over $10 billion of retail and office investment sales transactions, financings and advisory assignments.

Prior to co-founding BlueGate Partners, he was a Senior Managing Director and Partner of DTZ Rockwood, an international property advisory firm, where he worked for 13 years. During his tenure, he served as the firm’s national group head of Investment Sales. In addition, Mr. Sachs led the firm’s national retail practice as well as focusing on national office building investment sales.

Previous to his tenure at DTZ Rockwood, Mr. Sachs was a Manager in Coopers & Lybrand L.L.P.’s Real Estate Advisory Services Group, where he served as a real estate consultant servicing clients including financial institutions, investment banks, real estate investors and developers.

While at C&L, he supervised the due diligence activities for rating agency presentation for the securitization of over $1 billion of commercial loans collateralized by office, retail, multifamily and industrial properties. He also assisted clients in restructuring and workout advisory, portfolio asset disposition, and strategic business plan asset reviews.

Eric M. Bylin

Co-Founder and Managing Partner

Mr. Bylin has approximately 20 years of commercial real estate experience. Throughout his career he has contributed to the execution of approximately $8 billion investment sale offerings and transactions, financings, acquisitions and advisory assignments in retail, office, senior living, development land and other property types. Mr. Bylin has worked on assignments located in over 20 states, Canada, Mexico and the Caribbean.

Recent significant transactions at BlueGate include the sale of 218 & 231 Royal Palm Way, two “trophy” Class A office buildings located in Palm Beach, FL, the sale of the approximate 2,800 acre Becker B-12 development parcel located in Martin County, FL, and the sale of the Baybrook & Southbrook Power Center Portfolio located in the Houston MSA, TX.

Prior to co-founding BlueGate, Mr. Bylin was a Managing Director and Partner of DTZ Rockwood (“DTZ”), an international property advisory firm, where he worked for approximately 11 years in both their New York City and Palm Beach Gardens, Florida offices. During his tenure at DTZ, Mr. Bylin led the firm’s Palm Beach Gardens office and specialized in retail, office, and development land advisory and transactional assignments.

Preceding DTZ Rockwood, Mr. Bylin was a member of Jones Lang Wootton’s (“JLW”) Investment Sales Group in New York City. Prior experience to JLW includes being a member of PaineWebber’s Corporate Finance Division.

Nicoletta Stathakos

Director Of Finance

Ms. Stathakos is the Director of Finance of ACREP and has approximately 25 years of commercial real estate management, financial, development and asset management experience. Prior to joining ACREP, Ms. Stathakos was a Regional Accounting Manager at Brixmor Property Group (formerly known as Centro Properties Group), a wholly owned subsidiary of Blackstone, where she was responsible for financial reporting and assisting in the asset management of a regional portfolio consisting of 90 retail properties, and ~11 million sf in the Southwest Region. Prior to joining Brixmor, Ms. Stathakos was a portfolio manager and director of accounting for Cabot Investment Properties, a Tenants in Common and 1031 Exchange real estate company based in New York, where she was responsible for financial reporting, management and oversight of an approximate five million sf portfolio consisting of office, retail, industrial and golf courses properties across the U.S. Prior experience includes, being an Asset Manager/Accountant for Greenstreet Capital Partners, a private equity real estate firm based in New York and Miami, where she was responsible for financial reporting and asset management of a diversified portfolio including multi-family properties across the U.S. Earlier in her career, Ms. Stathakos worked as a Senior Property Accountant for Jones Lang LaSalle in New York.

Ms. Stathakos holds a B.A. in Finance and Business Administration from Vanier College (Montreal, Canada) and a Management Degree from McGill University (Montreal, Canada).

Bernadette Murphy

Chief Compliance Officer

Ms. Murphy is Atlantic Creek’s Chief Compliance Officer through compliance services provided by Vigilant Compliance. She has extensive experience in developing, testing, and monitoring compliance programs for Registered Investment Companies, Federally Registered Investment Advisers, Hedge Funds and Private Equity Funds. In her role at Vigilant, Bernadette is responsible for conducting compliance reviews of Advisers, Service Providers, 38a-1 Compliance Program Reviews, and 206(4)-7 Annual Compliance Reviews of Registered Investment Advisers.

Prior to joining Vigilant Compliance, Bernadette was the Chief Compliance Officer for a Hedge Fund and Private Equity Fund Adviser and was later named Director of Compliance and Operations for a Registered Investment Adviser who managed assets for Private Funds, SMA’s and Mutual Funds. Bernadette’s prior experience includes Private Equity Real Estate Funds, Mutual Funds, Distressed Lending Funds and Hedge Funds.

Ms. Murphy is a six-year veteran of the United States Navy where she specialized in meteorology and oceanography. She graduated cum laude with a Bachelor of Arts degree in English from Columbia University and she is currently enrolled in Fordham University School of Law’s Master of Studies in Law in Compliance program.

JONATHAN D. TRUCANO

SENIOR VICE PRESIDENT

Mr. Trucano is a Senior Vice President of ACREP and has 19 years of real estate and finance experience. Mr. Trucano is a senior member of ACREP’s acquisition team. Mr. Trucano has been involved in the acquisition, disposition, management, and valuation of office, retail, residential, and industrial projects over his career. Prior to joining ACREP, Mr. Trucano was a director of acquisitions for HDG Mansur Capital Group, an international real estate fund manager. Prior to joining Mansur, Mr. Trucano was a business development manager and strategy associate for Lend Lease, a leading global real estate development, construction management and investment company. Prior to Lend Lease, Mr. Trucano was a senior associate in investments and due diligence for Equity Office Properties Trust, one of the nation’s preeminent office REITs. Earlier in his career, Mr. Trucano worked in the real estate valuation and consulting practices of Deloitte & Touche LLP and Arthur Andersen LLP, where he performed appraisal assignments on behalf of clients including pension funds, REITS and other institutional investors.

Mr. Trucano holds a Bachelor of City Planning from the University of Virginia and a Master of Urban Planning from the University of Illinois at Urbana-Champaign.

CRAIG J. CALLAWAY

SENIOR VICE PRESIDENT

Mr. Callaway is a Senior Vice President of ACREP and has 26 years of institutional real estate and finance experience. Mr Callaway has contributed to the successful completion of more than $2 billion in retail, office, multifamily and land development investment sales, financing, joint venture and acquisition assignments. Mr. Callaway is a senior member of ACREP’s asset management team. Prior to joining ACREP, Mr. Callaway was Managing Director of DTZ Rockwood’s Palm Beach Gardens office. Prior to joining DTZ Rockwood, Mr. Callaway was a Senior Acquisition Associate and Asset Manager for Koger Equity, Inc. (CRT Properties), a Boca Raton based office REIT with over $1 billion in assets. Mr. Callaway was responsible for the underwriting on all acquisitions, dispositions and financing within the company. Earlier in his career Mr. Callaway worked as a Sales Associate for RJS Realty in Boca Raton. Prior to RJS, Mr. Callaway served as a staff appraiser for Callaway and Price, Inc. in West Palm Beach.

Mr. Callaway holds a B.A. in Economics and a M.A. in Real Estate from the University of Florida.

JOSEPH S. POKORNEY

SENIOR VICE PRESIDENT

Mr. Pokorney is a Senior Vice President of ACREP and has over 10 years of institutional commercial real estate experience. Mr. Pokorney is a senior member of ACREP’s asset management team. Prior to joining ACREP, Mr. Pokorney worked with Morgan Stanley Real Estate Investing, an international real estate fund manager. As a member of its Portfolio Management team, he oversaw the coordination and financial tracking of North Haven Real Estate Fund VII Global, a $4 billion opportunistic fund comprised of 55 investments in various asset classes located in 11 countries across Europe, Asia, and the Americas. In this capacity, he analyzed the impact of proposed acquisitions and dispositions on the portfolio, monitored investment achievement of business plan objectives, maintained adequate liquidity for the fund, and provided detailed reporting to investors. Additionally, he contributed to the raising of over $1 billion of capital for the most recent fund in the platform, North Haven Real Estate Fund VIII Global.

During his tenure at Morgan Stanley, Mr. Pokorney also coordinated the dissolution and final capital call of the oldest international fund in the platform, facilitated the sale of back-office operations for the funds to a third-party service provider, and helped develop policies and procedures that greatly reduced operational risk and materially improved transparency and reporting standards for investors.

Mr. Pokorney holds a B.S. in Finance & Accounting with a Minor in Economics from Florida State University.

MICHAEL L. MELE

VICE PRESIDENT

Mr. Mele is a Vice President of ACREP and has more than ten years of CRE valuation, management consulting, development, advisory, and investment experience. Mr. Mele is a senior member of ACREP’s acquisition team. Prior to joining ACREP in May 2015, Mr. Mele was a Senior Financial Analyst at Turnberry Associates in Miami, FL. Mr. Mele began his career at HVS (New York, NY) in the firm’s Consulting & Valuation division.

Mr. Mele holds a B.S. from The Pennsylvania State University and a M.S. in Real Estate from Georgetown University.

TRACEY DEAL

SENIOR ACCOUNTANT

Ms. Deal is a Senior Accountant of ACREP and has over eight years of commercial real estate accounting experience. Prior to joining ACREP, Ms. Deal was an Accounting Manager at A&J Service Co, a family owned and operated commercial real estate and investment firm, where she was responsible for the general accounting and reporting for 15 properties. Prior to A&J Service Co, Ms. Deal was a Senior Fund Accountant at Muirfield Capital Management, a fund of funds where she was responsible for investor allocation calculations, investor statements and valuations as well as the general accounting of the funds.

Ms. Deal holds a B.S. in Accounting from Hunter College.
